What’s going on in Nicaragua.

It is of the utmost importance to lay the groundwork for the highest quality infrastructure possible. To that end, we have hired only the best and most qualified contractors to assist with this crucial phase. Our partners are well known within the construction industry and each possesses a distinguished track record. Installation of electrical hookup is planned to the edge of each freehold titled home site with private security and a gated entrance. Potable water is available on the island or owners can purchase and have water delivered to the cisterns in their homes. In addition, there will be management of the home owners association to maintain security, landscaping, roads, etc. available to all owners.

Development of the property requires issuance of a variety of permits and approvals from various governments. Many permits and approvals are required including the approval of the Major Use of Land Permit form INETER, department of Managua, Nicaragua establishing good conditions for construction on the land and no faults lines or risk to development, Development permit from the Municipality of Leon and the Environment Permit from the Ministry of Environment (MARENA).

It is crucial to bring our owners the necessary documentation to ensure the unquestioned safety and legitimacy of their land, which is why we have solid and secure title for each and every owner at Isla Mariana with Letters of No Objection from the Republic of Nicaragua. That goal has been at the forefront for us and is the motivation behind all our efforts. The extensive legal investigations up to this point, while time consuming, ensures that owners on the island have some of the most comprehensively researched, thoroughly investigated and most secure property in the country. Isla Mariana has cleared all hurdles and received all necessary permits to begin construction immediately upon raising capital for infrastructure and resort amenities. Once construction starts on-site, we anticipate a 12-18 month completion of the installation of infrastructure according to our development plans and environmental permits.

The time is now… the time is right in Nicaragua.

The development of Central America as both a tourist destination and an investment destination of the overseas property market has been swift and exciting. The advantages of exposure to a global audience, growing economies, favorable local tax laws and now stable governments, have made the countries separating North and South America the focus of the world’s real estate investors, multinational companies and property developers.

The highway that will transport “the next wave” of pioneers and retirees is being paved. And this event has set off the greatest coastal land rush the Americas has ever seen.

Every real estate market has a trend. Identify it, commit to it, ride it upward… and that’s money in the bank. No, it’s not that easy. The earlier you get in (or think you’ve gotten in) on a trend, the greater the risk and identifying a trend should be only part of your overall investment strategy.

At a minimum: Find where the government plans to improve infrastructure (new roads, new train routes, new airports, expanded air service), educate yourself about the local economy and politics, and identify a (preferably growing) group of buyers your piece of real estate will appeal to.

In the early ’90s (when real estate was valued at in some cases 10% of its current values), Costa Rica lured foreign tourists and investors to its shores with marketing campaigns and incentives for retirees, its abundant natural beauty and stunning Pacific coast…coast unequaled anywhere in the world…until you look immediately north.

Nicaragua has the same Pacific coast, the same exotic nature, more and better retiree incentives, a lower cost of living, a safer standard of life, less bureaucracy, improved and improving infrastructure, and a government committed to attracting foreign tourists and investors.

Nicaragua has become a must-see destination for tourists and international property investors. When you discover Nicaragua, when you understand what an exotic and romantic place it is, you may find yourself with a dilemma: You’ll want to share your discovery with others, while, at the same time, you’ll want to keep it as your special secret. But what a wonderful problem to have.

In Nicaragua, the saying goes that every citizen is a poet, and this passion for all things is aptly seen in the country’s raw energy and zest for life. In the New Nicaragua, this spirit and zeal are being channeled into an emergence onto the world stage as part of an economic and cultural renaissance that promises great things in the future.

Nicaragua is quickly evolving into one of the most varied and interesting destinations in Central America. In the know travelers and eco-tourists are drawn to the diverse and dramatic terrain that features lush jungle, pristine beaches, inland fresh water lakes, volcanoes, the largest tract of primary-growth rain forest north of the Amazon and ancient colonial cities. Overseas tourism, especially from the US has grown significantly in the past few years, topping 1 million visitors three years in a row and again in 2015.

Nicaragua is reminiscent of Costa Rica 15 to 20 years ago, primed to burst forward with investment opportunities and bountiful returns. Nicaragua is one of the world’s most exciting places to visit, vacation, live and retire. Whether you’re seeking an eco-adventure, a resort experience, an international lifestyle or lucrative real estate investment, Nicaragua is a destination you must consider.

For those inclined to mix business and pleasure, Nicaragua displays the same opportunities and possibilities that marked the beginnings of economic upswings in Costa Rica, Belize and Panama. The country is revelling in its newfound stability and becoming a leader in Central America with its progressive government, rapidly improving infrastructure and strong incentives for investors. The current advice for potential investors and visitors alike is to forget what you think you know about the country and explore the New Nicaragua.

Underlying the opportunities are the elements that have always attracted the curious and daring: pristine natural settings, temperate weather, a strong history and culture, scores of recreational and tourism opportunities, picturesque cities and towns, and, perhaps most important, a warm and welcoming population. The people of Nicaragua are renowned for their hospitality and receptiveness to visitors, based in a strong family oriented society.

For the adventurous, the country is a realm of endless possibilities, including canopy tours through the forests, diving and snorkeling along living reefs, surfing and kayaking, exploring volcanoes and crater lakes, hiking mountain trails, or just relaxing on an expanse of beach.

The capital city of Managua possesses a strong urban energy with many of the features expected from a metropolitan area, including expansive shopping and entertainment, a state-of-the-art medical center and international airport. Most major airlines offer daily service to Nicaragua, including non-stop flights from major U.S. cities.

Easily accessible are the cities of Granada and Leon, which offer a more languid and historic experience. Granada is the country’s oldest European-settled city where the architecture reflects the strong Spanish influence. Leon is the Nicaragua’s intellectual center featuring a collection of cultural influences and unmatched in Central America. Smaller towns and villages offer visitors a colorful introduction to a simpler way of life virtually unchanged over the decades.

It’s this simplicity that flavors the New Nicaragua even as it begins to flex its renewed strength of purpose. These things converge with Grupo Mariana , which is inextricably linked to the future of the country. Together, the country and resort have built a platform from which a compelling story can be told.

We’re inviting you into the warm tropical sun to find out for yourself why Nicaragua is being revealed as a wonderful place to vacation, the ideal spot to retire, a lucrative market in which to invest, and an emerging country full of promise and opportunity.

Surrounding Attractions

Puerto Sandino

The access to Isla Real de las Peñas is directly through Salinas Grandes or through a provisional road that runs through the salt mines and the mangroves, with intersection points with the road that reaches the towns of Salinas Grandes. The area where the project is located is surrounded in part North by a salt water river estuary (known as Estero Ciego) and by many salt mines, which makes the production of salt one of the principal economic activities of the area along side the fishing for personal subsistence.

The site is largely composed of flat terrain. Much of it is low bush and former pastureland. The absence of dense jungle creates a lower cost for infrastructure development than would be required in many areas of Central America. There are niches along the river that allow for development of a planned marina and water sport activity area. No significant areas of extreme slope exist on the site.

Salinas Grandes

Beach can be the best choice for those who are looking for a rarely frequented beach with great waves and wants to be in touch with nature. This tourist destination is located 10 minutes from Isla Mariana, 20 minutes away from the colonial city of León and 1 hour away from Managua. Also, it offers a long coast line that extends 2 miles of light grey sand and ends at the Isla Juan Venado Natural Reserve. There are private lands and beachfront summer houses from local, national and Central American families. Through the year this beach and its surroundings remain deserted, except some areas where local people gather to enjoy the weekend. However, during Holy Week and New Year’s Eve the amount of visitors increase. There are a few accommodation services available an d a good option is Somar Lodge. One area of interest is the Bocana. In this point the estuary becomes a border between Salinas Grandes and Juan Venado Island. On shore, visitors can have some beverages and food in rustic ranches. On water, the best waves are made just in front of the area where salt and fresh water from the estuary collide. This is one of the main reasons why local and foreigner surfers visit the beach, considered as a hide away paradise. At the Bocana, the vegetation and seabirds confirm the entrance to a truly wildlife refuge. Salinas Grandes is established as a buffer zone of the Juan Venado Island Natural Reserve for its wide mangrove territory, untouched beaches, nesting of local and migratory birds, streams where fishes, turtles and crocodiles habit, among other attractions. The reserve conservation is evident at the Salinas Grandes area. From this zone, day tours are offered. This area is also recognized for the artisan sea salt extraction. A considerable amount of the local population work at the salt industry; others are dedicated to fishing or farming. The wide basins for salt extraction are included in the beach entrance scenario and offers a peculiar view of the horizon.

Leon

Leon was the first capital of the province of Nicaragua since its foundation in 1524 by Francisco Hernandez Cordoba up to the year 1610. Located in the Western part of the country 93 kilometers away from the capital city of Managua, Leon has a territorial extension of 5,107 square kilometers. This department has a mean annual temperature of 26 C with annual precipitations of 800 to 1,300 millimeters and a mean altitude of 134 meters above sea level. This territory has places very special because of their natural characteristics such as: The crater lagoon of Asososca The Maribian mountain range The boilers of San Jacinto The plaster mines of Santa Rosa del Penon and Salinas Grandes. Also sites of great historic value such as the Ruins of Leon Viejo, the museum of Nagarote and traces of Spanish architecture can be observed, especially among its churches.

Juan Venado Island Natural Reserve

Located at the southern end of the Poneloya and Las Penitas beaches near Leon, Juan Venado is a barrier Island. Its river system at times is only separated from the sea by less than a hundred meters. Visitors may take a lush mangrove boat ride through the estuaries and stop to visit turtle nesting areas when in season. The nesting may be watched at night during season. For those who wish to see iguanas, caimans, crabs or the beautiful bird species, it is best to organize a trip close to sunrise or sunset. It is cooler and the wildlife more active. The departure point at the southern end of Las Penitas is reached via buses that depart hourly for the beaches.
